Building Features

There is a private Wine Room ("Cellar") with full caterer's kitchen for private functions.

There is a first class Fitness Centre with state-of-the-art equipment.

There is a concierge station in the lobby.

There is an elegant private lobby with a 2-story ceiling.

There are 15 guest parking spaces plus street parking.

Two assigned parking spaces are included.

Access to the private parking garage is through controlled access gates. Each Homeowner will receive two transmitters.

Visitor access is through the lobby via a phone entry system that will also enable the Homeowner to have video capability through their television.

There are two (2) elevators. Dimensions 6'8" wide x 5'5" deep and 9' tall are approximate.

There are two (2) stairway exits from the building.

Exterior Features

The Metropolis is to be built according to plans and specifications by WPH Architects, with modifications by the developer during the construction process.

Exterior is EIFS, glass, with accents made from pre-cast concrete. Plans call for 8" or 9" of concrete between floors. The party walls are double wall construction with four layers of drywall and sound insulation between the studs.

Detailed and varied balcony railings compliment the building

Double thermo paned windows will vary in number and size due to the variety of floor plans. The amount of total glass area will vary depending on the floor plan selected.

The roof is a single ply system over tapered insulation on top of an 8" or 9" concrete deck.

The swimming pool is oversized with a whirlpool spa. There will be landscaping within the pool courtyard, the motor court and at the entrance.

Interior Features

All residences will have a balcony/terrace. Total square footage varies with floor plan

Loft ceilings are designed to be 9’ on the lower level and 9’ on the upper level. The open living areas will have 19’6 high ceilings.

Flats are designed to have 10’9 ceilings.

Units vary in width from 21’-28’ wide.

Generally, the first floor of two-level lofts will be a combination of sealed concrete, wood, stone and some have carpet; the upper level will be carpet and stone (W/D areas will have Vinyl). Note: The Flats will have no sealed concrete exposed.

Shower walls are marble or slate.

The front door will be either single or double 8’ solid core, depending on the floor plan. The upstairs or downstairs bathroom door (Buyer's choice) will be a reeded glass door. All other interior doors will be 8' hollow core.


More Features

Appliances are stainless steel General Electric to include side-by-side refrigerator, dishwasher, convection oven, microwave and a gas cook-top with down draft ventilation. Washer / Dryer connections are included (Buyer responsible for appliances).

Wine chillers are included as standard features in most homes.

Master bathrooms will have a 6' whirlpool tub and OVERSIZED shower with 2 Speakman shower heads. Guest baths for most units will have a 3' shower or larger.

Mirrors above the bathroom vanity will typically be full height (up to the ceiling) with two or three lights, depending on floor plan. Bathrooms with pedestal sinks will not have a developer supplied mirror.

Pedestal sinks are standard in a few floor plans.

Plumbing fixtures are chrome finished, as displayed in the sales office.

The kitchen and bathroom cabinet finishes are available in several alternatives. Buyer's choice from standard selections.

The stairways to the 2nd floor sleeping area are scheduled to be metal or wood with carpet, varying, depending upon the floor plan chosen.

Lighting consists of track lights, stem halogen and other fixtures similar to or the same as the sales office.

The building will be wired for cable TV, multiple phone lines and high-speed internet.

There is an oversized 80-gallon hot water heater for each unit.

Crown molding in the living room is standard for Flats.

Large walk-in closets ideal for built-ins. Buyer is responsible for the design and construction of their own built-ins and shelving.

Wine chillers may be available where they are not part of the standard appliance package in most floor plans.

  • Several job stained hardwoods are available in a vast array of types, colors and prices.
  • Fireplaces are available on the Penthouse floor only.

Butted glass is available for most showers.

For a more formal finish in the loft units, ceilings can be textured or dry walled and a/c ducts can be hidden behind drywall.

The balcony rail and stair wall enclosure in the second floor loft area will be drywall with a wood cap board. Steel pipe, cables or glass balcony rails may be available.

Homeowners may upgrade to a different style of carpet for additional charge.

In the Loft style homes, concrete flooring surface from the entry door to the kitchen wall will be clear sealed concrete. For an additional charge, you may elect to cover this surface with wood flooring, slate, marble, granite, concrete stain or a custom material of your choice.

Other special upgrades may be available, i.e. special stones, cabinet finishes and glass front cabinets - see sales office.

Selections

You may select from hardwood floor samples with varying stains - see sales office.

The Kitchen Island will be slab granite, The island top is available to match your slab countertop choice. You may select from at least (6) slab granite colors for your island kitchen counter tops. The back splash will be 12 x 12 tiles from the countertop to the bottom of the upper cabinet. Additionally, we have several granite upgrade choices for an additional cost.

You may select from various carpet styles and colors for the bedroom area - see sales office.

You may select hard surfaces for the bathroom floors, vanities, shower and tub surround from the displays in the sales office, (i.e. marble or slate). Granite is available at an additional charge for these areas. You are allowed to mix and match these surfaces. Showers will be surfaced to the ceiling and whirlpool tubs will have a 2' high tile surround.

Pedestal sinks are available in most floor plans as an alternative selection in the guest bath.

Cost Saving Options

You may purchase appliances without stainless steel fronts and deduct $500 from your purchase price.

You may purchase a residence without hardwood flooring and deduct approximately $2000 - $5000 (depends on floor plan) from your purchase price. Buyer would then have concrete flooring.
